The days of hanging around outside of a property management company or estate agents window looking at properties for rent, whilst not a thing of the past, are certainly becoming less common, with more and more people now finding their next property to rent online.

There are of course many reasons for this, with convenience, ease of access and availability just a few, but when we look at whether advertising a property to rent online, or finding one, is worth it, the answer is most definitely yes. We all know that the Internet has changed our lives, from how we watch TV to how we control the temperature in our own homes, the World Wide Web, and access to it, has changed so much in such a short space of time, that many people now find their lives depend on it, rather than just being a useful addition.

When it comes to finding a property to rent, or advertising a property for rent, not taking advantage of the Internet is just missing out on a massive percentage of your audience, as when you want something now, you Google, or you Facebook, you do not wait until the office is open on Monday morning and then make your enquiry. You can enquire 24 hours a day, 7 days a week, but most of the information is already at your fingertips, which means when these enquiries arrive the prospective property hunter is already more informed than they would have been many years ago.

So, Why Social Media?

Put simply, most people use social media now days. Facebook has 32 Million UK users, Twitter 19 Million UK users, Instagram just over 16 Million UK users and LinkedIn currently looking around 20 million UK users, so as you can see, this is a huge number of people using platforms that are open to both private landlords and letting agents, along with millions of renters looking for a property to live in. The connection between someone offering something and someone needing something is a connection that social media can make, so if you are not using it, you are missing out.

Facebook currently welcomes 80% of users back at least daily, and of course with Facebook on most user’s smart phones, they have constant access to this platform and most check it at least more than once a day. Very few online marketing platforms have such a user base, and very few have such a regular user base, so it’s absolutely vital that if you have a property to rent, or you need a property to rent, you think of social media as an asset rather than a hindrance, as although not everyone has the time to invest, it really could be time well spent.

Social Media And Letting Agents

From a letting agents point of view, it can be used to find tenants, find landlords, advertise services and much more, and can also act as a fantastic brand awareness tool in the local area. As most property management companies tend to operate in local areas, getting the name out on social media can lead to making sure that when the time is right, they are the ones that get the phone call or email, rather than others that are not investing in social media.

So, when it comes to property rentals, for both landlords and tenants, social media really can be a massive help when it comes to getting the right result for the property, and making sure you reach the best possible audience possible.
